SUSAN G. BRANSCOME
President
Susan Branscome, President and Founder of Q10 | Quest Commercial Capital Corp, has nearly 30 years of experience in commercial real estate lending and mortgage banking. Following Branscome’s 1998 founding of the company, provides long-term financing for industrial, office, multifamily, and retail projects. Over her career, Branscome has originated more than $2.5 billion in commercial real estate debt. Q10 | Quest Commercial Capital Corp has a current loan portfolio in excess of $600 million.
Branscome manages the Q10 | staff as well as client relationships with more than 25 life insurance companies. These firms rely on Q10 | Quest Commercial Capital Corp to originate commercial real estate loans throughout the region. Commercial real estate owners and developers use Branscome and her team to find the most competitive loan terms available in the marketplace. The firm originates commercial mortgages with institutional investors and borrowers, typically long-term, fixed-interest rate, non-recourse debt.
Past Experience
Prior to starting her own company, Susan was Vice President of Capstone Realty Advisors in Cincinnati, Ohio, where she originated $150 million in commercial mortgage loans for institutional investors including PPM Finance, Allstate, Southern Farm Bureau and Thrivent Financial for Lutherans. Later, during her tenure as Vice President of GMACCM, in Cincinnati, OH, Susan developed 10 new institutional relationships and originated $120 million in commercial mortgage loans. As the first female loan officer in Carillon Advisors company history within mortgage lending, she originated $200 million in commercial mortgage loans throughout the Midwest and Southeast U.S., and managed the Union Central mortgage portfolio performing workout, foreclosure and bankruptcy work. As Assistant Vice President of Bank One, Dayton, OH, she was the first female loan officer within the bank's Commercial Real Estate division.

Susan Branscome is one of only two women in the United States who has started her own mortgage banking firm. Of the industry's 5,000 U.S. mortgage banking professionals, less than two percent are women. Due to her refusal to give up in a male dominated field, Susan is among only eight women in the U.S. who are owners in mortgage banking companies, and the only woman owner in Ohio.

During the spring of 2007, Susan facilitated a panel as well as served on a panel at a Chicago seminar hosted by Midwest Real Estate News. In 2007, Branscome was invited by the Mortgage Banker's Association to serve as an expert speaker during their national meeting in San Diego. In addition, Susan speaks several times a year at regional and national Mortgage Banking Association conferences. Locally, she regularly makes presentations on commercial real estate finance for local law firms, accounting firms and the Cincinnati Board of Realtors. In the fall of 2008 Susan spoke at a CCIM function in Cincinnati and conducting a panel at an ICSC event in Chicago. Susan is recognized as a local and national industry leader and expert.

MIKE WARD
Principal
Michael Ward is Principal for Q10 | Quest Commercial Capital Corp and has 30 years of experience in commercial real estate lending and mortgage banking.

As a production leader, Mike originates commercial mortgages with institutional investors and borrowers, typically long-term, fixed-interest rate, non-recourse debt. Mike has an excellent reputation with borrowers and lenders in working hard and creatively to get the job done.
Past Experience
Mike is well-known to the Cincinnati, Kentucky and Dayton markets as President and owner of the former Vanguard Financial Company, where he grew the loan servicing portfolio from $125 million to $1 billion in just 7 years. Under his leadership, Vanguard developed many strong borrowing relationships and originated or supervised the production of over $800 million in new loan originations. When Vanguard was sold to Fifth Third Bancorp, Mike became Managing Director of Fifth Third Real Estate Capital Markets, which included the merger of W. Lyman Case and Vanguard Finance Company. Mike directed and managed the operations of the combined company of five production offices with 50 employees, including 17 producers.

Mike Ward achieved the CMB designation in 1997, the highest designation in the mortgage banking industry.

ROSS MCLAIN
Assistant Vice President
Ross McLain, Assistant Vice President, is an 11-year veteran of commercial mortgage banking with a background covering portfolio management, property valuation, commercial mortgage underwriting and new business development. Ross works on a team with Mike Ward, originating new business. Ross uses his insight on new developments, market trends along with his excellent analytical skills to arrange long-term commercial mortgages with institutional lenders.
Past Experience
Ross worked at Fifth Third Bank from 2000-2003 where he was an analyst in the Real Estate Capital Markets group, and was responsible for market analysis, underwriting, and packaging of new business originated. Ross also tracked new developments and trends in the Greater Cincinnati Real Estate Market, and aided the production staff in their loan originations.

Shirley Bonne is responsible for underwriting and packaging Q10 | Quest Commercial Capital Corp's loans. She is also the company's loan closer and performs many loan servicing duties. Shirley has many years of mortgage banking experience with Procter and Associates in Detroit, and GMACCM. She also has worked with OneAmerica Life Insurance Company and Kentucky Central Life Insurance Company as Division Manager and was a Commercial Appraiser with Willingham Associates in Cincinnati.
Community Involvement
Shirley has been involved with Habitat for Humanity since 2005. She is also an active volunteer in the children’s program at Crossroads Church.

She worked as a Loan Servicing Specialist for Vanguard Financial with Mike Ward then moved to Fifth Third Bancorp when the company was sold. She was promoted to the Senior Portfolio Specialist with Fifth Third Real Estate Capital Markets until March of 2006 at which time she moved with the team to form Blue Mark Capital, LLC in 2006.

Marie Nawrocki is responsible for underwriting and the preparation of full loan submission packages for lenders. She communicates with lenders and borrowers and supports Susan Branscome and the Q10 | Triad team.
Community Involvement
Marie has been involved with Girl Scouts since 2009 participating as an afterschool troop leader. She has also been actively involved with Relay for Life since 2007.
Education
Marie Nawrocki is a graduate of the University of Cincinnati, with a B.B.A. in Real Estate and Finance. While in school, Marie participated in many activities including Theta Phi Alpha Sorority, Delta Sigma Pi Professional Business Fraternity as an attendance team leader, and Alpha Lambda Delta Honor Society as the Director of Social Activities. She also participated in several study abroad programs in Belgium, France, Italy, and Germany. She graduated in 2010 cum laude with honors.
